The Registro de la Propiedad (Property Registry) is the official public registry of real estate ownership in Ecuador. Every property transaction in Ecuador must be registered here to be legally valid. The registry is administered at the cantonal (municipal) level.
What the Registry Does
The Registro de la Propiedad maintains records of:
- Who legally owns each registered property
- Any mortgages, liens, or encumbrances on the property
- The history of ownership transfers
- Easements and restrictions affecting the property
Certificado de Gravámenes
The most important document obtained from the Registro de la Propiedad is the certificado de gravámenes (encumbrances certificate). This document shows:
- Current registered owner(s)
- Any mortgages or loans secured against the property
- Any court orders, liens, or legal restrictions
- Whether the title is free and clear

Location on the Peninsula
Each canton has its own Registro de la Propiedad:
- Santa Elena Canton: Registro de la Propiedad de Santa Elena (Santa Elena city)
- La Libertad Canton: Registro de la Propiedad de La Libertad
- Salinas Canton: Registro de la Propiedad de Salinas
Registration After Purchase
After signing the purchase deed at a notaría, the deed must be registered at the Registro de la Propiedad within 60 days. The notary typically submits the deed for registration on behalf of the buyer.
Registration fees are approximately 0.1% of the property value.
